Frequently asked questions

Straight answers about the Porticulum experience, commission, IDX listings, and working in Louisville.

What is Porticulum?

Porticulum is a private real estate experience for buyers, sellers, and investors in Louisville. You get a dedicated agent, a client portal for every transaction, and local market data without the lead auctions or referral fees of big portals.

How is Porticulum different from Zillow or Realtor.com?

Portal sites sell your inquiry to the highest-bidding agent. Porticulum keeps your data with your agent, shows you the same MLS-backed listings, and gives you tools and reports that help you make decisions instead of just capturing your contact info.

Do buyers pay anything to work with Porticulum?

No. Buyer representation is paid by the listing side at closing, so you get dedicated guidance, showing coordination, and negotiation support at no out-of-pocket cost.

What does it cost to sell with Porticulum?

Commission is transparent and negotiated upfront. We provide a seller net sheet and marketing plan before you sign anything, so there are no surprises at closing.

Where do the listings come from?

IDX listings are pulled from the local MLS through Flexmls / Spark once live credentials are connected. Until then, sample listings illustrate the search and detail experience.

How quickly can I schedule a showing?

Same-day and private tours are standard when the property allows. Request a tour from any listing page and we will confirm within a few hours.

Do you work with real estate investors?

Yes. We provide cash-flow analysis, cap-rate estimates, renovation context, and access to off-market and wholesale opportunities when available.

Do you work outside Louisville?

The current focus is Louisville and surrounding Jefferson, Oldham, Shelby, and Bullitt counties. For out-of-state referrals, we can connect you with a vetted agent in our network.
